Meraas Transforms D3 into 18 Million Sq.Ft Creative-Led Neighbourhood

Meraas has revealed an expanded residential masterplan for Dubai Design District, introducing canal-front homes, green spaces and walkable streets, positioning d3 as one of Dubai’s premier design-focused waterfront communities.

Expanded Masterplan Features Five Distinct Zones

Located between Downtown Dubai and Dubai Creek, the enhanced masterplan spans 18 million square feet of land. The development integrates residential, cultural, retail and hospitality offerings, creating a fully integrated live-work-play environment for creative professionals, investors and families.

Five unique areas will define the neighbourhood character: canal-front residences with boutique hospitality along an activated waterfront promenade, an urban core combining homes with curated retail and dining, a cultural quarter featuring performance venues overlooking the d3 Bowl, wellness-focused zones with parks and sports facilities, and creative hubs with galleries, studios and loft-style spaces.

Design Line Connects District Through Pedestrian-First Approach

A standout feature is the Design Line—a fully shaded, pedestrian-centric spine connecting the entire district through public art, creative installations, community spaces and landscaped green corridors. The masterplan is targeting LEED Silver community certification, with a focus on sustainable mobility, enhanced connectivity, energy-efficient design and integration with Dubai Creek and Ras Al Khor Wildlife Sanctuary.

Strong Market Demand Signals Investor Confidence

Recent launches demonstrate exceptional market appetite. Atelis, a 280-unit waterfront tower, sold out completely, while The Edit, a three-tower development offering 557 design-led homes, launched successfully. Current pricing ranges from approximately AED 2.1 million for one-bedroom units to over AED 10 million for premium residences.

This expansion directly supports Dubai Economic Agenda D33, reinforcing the emirate’s position as a global design and innovation hub while meeting surging demand from local and international buyers.
