UAE's Cold Chain Logistics Boom Hits Infrastructure Bottleneck

The UAE imports around 85% of its food which creates a major demand for secure, temperature-controlled storage. From restaurants and grocery retailers to pharmaceuticals and other fast-moving inventories, cold storage facilities improve efficiency for various sectors in the region.

Why does this matter?

UAE’s warehousing and logistics market is on an upward trajectory, expecting to cross USD 12 billion by 2026. Free trade zones scattered across the Emirates create an ideal foundation for setting up warehouses by simplifying business licensing. 

Cold chain logistics refer to the storage and transportation process of temperature-sensitive products in a way that retains their quality and safety. In arid regions like the GCC, cold storage ensures the accessibility of fresh produce. 

UAE’s National Food Security Strategy 2051 aims to enhance its food production. They are committed to exploring various supply schemes and developing a national system of sustainable food production. 

Beyond food security, cold chain logistics also enables transport of medications and specialized chemicals which require strict maintenance of product quality and compliance of regulatory requirements. 

The transportation of such sensitive products requires infrastructure that maintains potency and quality.  Although this sector is smaller in volume compared to food, transportation provides a greater value per pallet due to the strict mandates and regulations. From vaccine storage to the growth in the biotech sector, the pharmaceutical cold chain represents high-value, high-compliance logistics. 

UAE’s Advantages 

The region’s climate and geographic location position it as a hub for trading goods to reach two-thirds of the global population within an 8-hour flight. Dubai and Abu Dhabi benefit from ports that enable efficient import and export of goods. 

The UAE serves as a key link among manufacturers, suppliers, and consumers across continents supporting various industries. By importing goods from Asia and exporting them to Africa, Europe, and parts of the Middle East, without transformation, the UAE serves as an ideal midway stop for global trade. 

Logistics and trade have become the primary contributors to the nation’s non-oil revenues. Through efficient customs and regulations as well as well-established freezones, Dubai serves as the logistics base for many companies. 

What’s missing?

Despite this potential for growth and major demand, significant gaps remain in the entry to the market. According to a report by JLL, warehousing rental rates are rising across both Abu Dhabi and Dubai. There is a growing demand in the region for temperature-controlled storage and flexible warehousing solutions and the limited supply of space is driving interest to less central industrial zones. 

Cold storage facilities play a vital role in the UAE’s food security, yet existing storage within the nation is not built for this purpose, according to Arabian Gulf Business Institute.  

As it stands, current facilities cannot handle both general logistics and cold chain logistics. Thus, the demand for purpose-built spaces as opposed to retrofitted ones is particularly high. 

The market demands flexible spaces that can cater to temperature-controlled storage alongside general logistics. This underlines a dual trend for temperature-controlled storage as well as pharmaceutical warehousing.

As the UAE continues in diversifying from oil revenue, cold chain logistics have emerged into a strategic infrastructure that underpins the nation’s economy. This sector sits at the intersection of the nation’s priorities: food security under Vision 2051, healthcare access, and global trade nexus. 

Developers are targeting high-demand zones like Dubai South, KIZAD, and KEZAD for cold storage assets, recognizing that cold chain capability is key in both logistics performance and trade policy compliance. This positions cold chain logistics as a central pillar in the UAE’s long-term economic strategy.

The opportunity is substantial, but to actualize it requires more than retrofitted solutions. Purpose-built facilities, significant capital deployment, and navigation of complex regulatory frameworks will separate market leaders from those who trail behind.
